The current housing market conditions will overwhelm you if you have been monitoring the market today. The moment you check your phone, a fresh news story appears. One article predicts rising home prices while another doubts upcoming housing market declines.

As a real estate agent who has spent over a decade helping clients navigate the unique waters of Washington D.C., Maryland, and Virginia (the DMV), I hear the same questions every single day: "Raquel, is now a good time to buy a house? Or should I buy a house now or wait until things cool off?"

It is the million-dollar question. And while the internet is full of generic advice, buying property in America especially in the highly competitive DMV area requires local expertise, not just national headlines.

The Reality of the Housing Market Today

Before deciding if it is a good time to buy a home, we need to look at what is actually happening in our local market. Nationally, CNBC recently reported on how spring housing trends and mortgage rates are affecting buyers. Locally, however, the DMV operates in its own micro-climate. Because of the heavy presence of government, military, and tech sectors, our housing market is incredibly resilient.

Right now, we are seeing a rising market. Inventory is moving, and well-priced homes in desirable neighborhoods like Alexandria, Woodbridge, and Capitol Hill are receiving multiple offers.


Are We in a Buyers or Sellers Market?

Many clients ask me, "Is it a buyers market right now, or do sellers hold all the cards?" Currently, we are still leaning toward a seller's market in the DMV, but it is a more balanced one than we saw a few years ago. Redfin's real estate market forecast predicts price growth will stabilize yet the market will not experience a 2008-style crash because current mortgage lending standards and ongoing buyer demand. Home prices will not experience the major drop you anticipate because you will have to wait indefinitely for that event to occur.


Should I Wait to Buy a Home? (The Cost of Waiting)

The biggest pain point I see with first-time homebuyers is the fear of timing the market wrong. You might be asking, "Does it make sense to buy a house now, or should I wait until 2027?"

Here is the hard truth I share with my clients: You cannot time the real estate market perfectly. You can only time your own life.

Waiting comes with a hidden cost. Let's look at the two main reasons people wait:

  1. Waiting for Interest Rates to Drop: Many buyers think, "I'll just wait for mortgage rates to go down." But here is the catch when rates drop, buyer demand floods the market.
